Summary Oakton-Custer Partners, L.L.C. is a limited liability company registered with the State of Illinois since 1997. Its initial plan was to undertake small-scale development projects in the neighborhood surrounding Oakton and Custer Streets in southeast Evanston, Illinois. Since then, the developments have migrated west to the beautiful area of parks & true community spirit near Oakton & Wesley. Managed by a twenty year+ resident of the local neighborhood and a licensed residential general contractor with the City of Evanston, Oakton-Custer Partners, L.L.C. is operated as a vehicle to engage in neighborhood-based development programs from which the owners derive a sense of satisfaction.
Oakton-Custer's Community Vision Oakton-Custer envisions a program of residential development within the neighborhood that is both profitable and beneficial to the community. The basis of this vision starts with the community of Evanston. A highly vital and desirable community in which to live, Evanston offers proximity to Lake Michigan and Chicago, excellent transportation and educational facilities, charming character and a diverse, broad-minded citizenry. The local neighborhood offers these same amenities, lacking only the architectural charm of older, more vintage neighborhoods. Oakton-Custer Partner's development program focuses on in-fill development and radical renovation of existing buildings to create a distinctive sense of neighborhood charm. The development philosophy is to combine superior floor plans, finishes/features, and exterior facades along with reasonable pricing to create an excellent home buying value.
Completed and Ongoing Projects Projects completed to date validate Oakton-Custer's approach. Four radical renovations and six new construction projects have been completed, and five new construction projects are currently underway. 345 Sherman Avenue is a radical renovation of a 3-unit building, with a totally new masonry facade and a stunning two-story owner's unit; this project illustrates the value and potential of the neighborhood's existing two and three flats. 327 Sherman represents a radical renovation of an existing two-flat into a single family home combining an authentic Colonial exterior with interior space that has all the features of a new construction house. 1403 South Boulevard is another radical rehab so extensive that it looks like new construction. 323 Sherman represents all new construction with an architecture that is true to Victorian principles, yet accomodated a major design change (the 3rd floor terrace) desired by the buyers. 623 Oakton represents new single-family construction that is both stunning and tastefully integrated with the character of existing homes on the street.
The development project on South Boulevard consisted of three homes, including a radical renovation and two new homes, which along with others re-vitalized a charming older neighborhood with the appeal of new construction in the Victorian Italianate style. Stonehurst Castle at 532 Wesley was completed in 2005. It consists of 3 new masonry townhomes. on the northwest corner of Wesley & South Boulevard. One of our recent projects, now SOLD, "de Jordaan" is a must to drive by at night! Completed in early 2006, this building at 921 & 923 Ashland, makes a statement. Designed in the brick and stone style of rowhouses on the Amsterdam canals, complete with elliptical & bell gables, these two new homes each have 2 finished stories of about 3,000 sq. ft., 4 bedrooms, a paved stone-fenced patio, full basement, huge attic & 2-car brick garages. "Magnificent" just begins to describe it.
Presently, available is 550 Wesley, one of two new single family homes ready for occupancy, note that 544 Wesley is SOLD, and two new half-duplexes are complete at 1502 and 1504 Main Street, though 1504 Main is SOLD. Next, a totally different style development will replace the existing old yellow home at 1510 Main Street.
